Martin’s Landing is the wedge of southeast Roswell between Georgia 400 and Eves Road, south of Holcomb Bridge Road and running down to the Chattahoochee River. It is almost all homes. The city’s 2040 plan names the area, listing “Martin’s Landing, Sentinel on the River, Horseshoe Bend, and some surroundings” together in its future development survey (page 106). This page uses the name for the whole wedge, including the streets off Martin Road and Riverside Road around it.

Holcomb Bridge Road forms the north edge, Georgia 400 the west edge and Eves Road the east edge, with the Chattahoochee River to the south. Martin Road and Riverside Road are the main streets inside it. In the 2040 plan’s survey, the city proposed moving Martin’s Landing and its neighbors from the Established Residential category to Suburban Residential, a change in how future development would be guided. On the city’s current character areas map, about 68% of the area’s addresses are in the Suburban Residential category.

Of the 3,289 Roswell address points in this area in the Fulton County Schools map data, all but one are in ZIP code 30076. About 12% carry a unit number, which marks townhomes, condominiums and apartments; the rest are single addresses.
